FAQ for Aircon (Servicing & Maintainence)

I have decided to do up a FAQ for issues that aircon units commonly face.
These are for units that are in operation for a period of time, not for newly installed units.

Q.  Why my indoor unit aka blower/fancoil leaking water?
A1. Can be caused by a blocked drainage pipe by jelly or dirt.
      The fancoil internal drain pan is dirty causing water not to discharge properly.

If the drainage pipe or internal dirty, a normal servicing will be sufficient to solve the issue.
They will use a vacuum cleaner to clear the clogged drainage pipe.

A2.  The fancoil coil is choked causing condensation or icing.
If the internal coil is choked, u have to do a chemical cleaning to solve the issue.
For chemical cleaning, the technician has to go to the outdoor unit aka compressor to some people to recover the gas in the system 1st, followed by dismantling the whole blower unit down.
They will then dismantle the fancoil apart and wash the parts with water & chemical.
After washing, they will fix back everything & do a air purge/vacuum & test run the system again.

A3. The system have gas shortage issue causing icing. 
Need to check the gas level & top up to required pressure.
Topping up of gas is not normal & will be explained further later.


Q.  Why my unit is not cooling the room down?
A1. The unit is dirty.
Need to service it.

A3. Outdoor unit might have a faulty part.
The outdoor unit have a few parts which plays an important part in supplying gas to the room.
Expansion valve : controls the amount of gas to each individual fancoil unit.
PCB: Controls the valve & other parts by sending signal to them via feedback from the indoor fancoil pcb.
Fan motor : Blows out the hot air generated by the compressor & coil.

A4. Indoor unit might have a faulty part.
Air sensor : senses the room temperature & sends signals to the outdoor pcb to tell the compressor to cut off/stop working when room temp set on yr remote is achieved.
Thermistor : Senses the gas temp in the copper coil & feedback to the pcb, similar to the sensor.
PCB : Brain/control unit of the indoor unit & communicate with the outdoor unit.

Q.  The indoor unit is noisy.
 A1. Can be caused by a noisy fan motor.
The fan motor spins the rotor to churn out the cool air. 
If the noise level decrease if u set the fan speed to lower, most likely its the fan motor causing the noise.
Need to replace the fan motor.

A2. Can be caused by a choked cooling coil/choked rotor.
U will hear some uneven airflow sound after u on the aircon for 10-15 mins.
As the coil/rotor is choked, air will not pass through smoothly which explains the uneven airflow sound. 
Need to do normal/chemical cleaning.

Q.  The outdoor unit aka compressor is noisy.
A1. Can be caused by a noisy fan motor.
Need to replace the fan motor.

A2. Can be cause by loose parts due to them rusting/corroding over time.
Certain metal parts holding the outdoor unit together might have corroded, causing noise during operation.
Can replace the parts or consider replacing the outdoor unit/whole system is system is deem unserviceable due to old age.

A3. Can be caused by a noisy compressor.
All compressors are covered by a 5 years warranty. However this warranty usually cover parts only & not the labour.
U need to engage the agent to come & replace for a fee.
Price ranges from $350-$500 to replace the compressor.

Q.  Operation light flashing.
A1. Different brands of aircon, when experiencing malfunction will have a blinking operation or timer light.
Need to get a technician to diagnose & narrow down the possible faults.

In my opinion, an aircon system when used daily > 6 hrs will have an average lifespan of 5-8 years.
Anything major repair that needs to be done after 8 years, do consider to have the whole system replaced to avoid further repairs.
When replacing the system, best to replace the piping together if possible to avoid any complications with the new system.

Hi, just wanna ask in determining btu capacity for a room size, is your recommended factor of 400-500 x sq meter a good guide, based on your experience? Cos in some sites this factor can be up to 650. So lets say I have a living room about 38 sq meter, according to your formula, the required cooling capacity is 15-19k btu. In this case, a 2 hp unit would suffice but if 650 factor was used, the figure jumps to almost 25k btu, which is slightly more than a 2.5 hp unit can provide. Fyi, my ceiling is only 2.7 m high, situated on the third and last floor but the room is almost always shaded during the day.

Since I wanna save money on air con unit and electricity cost, can I adequately cool the room with a 2 hp inverter unit? I am thinking that since inverters are almost always built with extra capacity than rated, I would be able to utilize this if required right? The unit Im looking at is a LG and has capacity ranging from 900-21500 btu. Shouldnt this be enough? I appreciate your advice.

Factor of 400-500 is for residential with ceiling of 2.5m to 3.0m.
If the ceiling is higher, we have to factor by a higher amount.
for 38sq metre, ard 18k will be sufficient.
Of cos, its good to upsize to 24k to save energy cost in the long run.

I will not suggest LG, maybe you can consider Panasonic with similar price range.

Thanks for the advice. Its really reassuring to have an expert agree on my estimation vs my air con guy whos prob trying to make more money off me by selling a bigger unit.

In regards to price, if u r talking abt inverter models, there is a significant difference between panasonic and lg. Pana costs 30-40% more. Fyi, im not in spore but just next door in brunei. If i wana narrow the price gap, the only choice is to consider panasonic non inverter vs lg inverter. Those are selling almost the same here.

Also, the electrical rate is much less here. For the first 600 units per month, i pay only 1 cent bnd/sgd per unit. Then for the next 200 units, the rate goes up to 8 cents. I intend to keep my usage to below 600 units per month so i can enjoy the lowest tarriff for as long as i can.

Regarding upsizing air con size to realise energy savings, i believe u r referring to inverter models right? Since panasonic 2.5hp inverter is above my budget, opting for a 2.5 hp non inverter would prob cause me to overuse my 600 units/month target and overcool my room at the same time. Since im only considering 2.5 hp non inverter here, would there be any energy savings to be realised? A bigger unit will have a bigger fan and a bigger compressor and will surely consume more energy even during idle.

So, it appears an lg 2 hp inverter model is the best choice for me in terms of budget friendliness and hopefully realising future energy savings. Tell me if i've erred in my judgment. Have i overlooked something?

Upsizing to realise energy savings will apply to both inverter & non-inverter.
A bigger unit will have a bigger compressor which consumes more energy when compressor is running.
But when its idle, its minimal cost.

The way to saving energy is to let the aircon (compressor) cool down the room asap to your desired temp so that when the compressor cuts off (idling), energy consumed is very low.
Oversizing the unit will enable it to cut off faster... :)

I still think 2.5 hp is too big tho...
I desire my living room to be just comfortable, say 26 degrees.
Not so cold that i have to carry a blanket everywhere.
Or when i sit on my leather sofa, i get a cold chill...

Hi, nice information, it gives a clear idea of AC service and maintenance. Water leaking can happen when the drainage pipe that is run between the fan coil units to the drain does not have a proper gradient - poor installation. Noise occurs due to the blower evaporating coil of the air conditioner may be dirty. And many more problems arise. Due to this I adopted the services of “A2Z Air Inc”. Thanks for the information. I appreciate it.

It was not very cold and an aircon contractor determined that it was the fault of an expansion valve at the compressor. However, for Daikin all 3 valves have to be changed together and it will cost S$1500. Consequently, it may be better to change the whole system. My system is not new but I am not a heavy user. It would see such a waste to replace the entire system. My questions are
1. Is it true that all 3 valves have to be changed? Are there reconditioned parts available? If so, do you have contacts?
2. Can I change just the compressor and not the indoor coils (FTKD50BVM and FTKE35BVM)?
